Front Street Lofts

Project Type: Multi-Family

Front Street Lofts
Hartford, CT
Architect: JKR Partners

Located in the Front Street District of the Adriaen’s Landing development in Hartford, CT, this new mixed-use residential/retail project is an important element in the overall development of this urban site. The six-story building includes retail on the ground level and at least 115 rental apartments above.

In a popular and busy neighborhood like the Front Street District, residential units need proper isolation from outside environmental noise as well as proper sound mitigation between units. We worked with the architects from the beginning stages of the design process and provided analysis, design recommendations, and product recommendations to achieve the required levels of sound isolation. Our scope of work also included reviewing the installation details and specifications of the mechanical and electrical equipment in order to provide recommendations for minimizing the transmission of sound and vibration throughout the building.

Our analysis of the building envelope and mechanical systems was all-inclusive, covering all potential areas of noise and vibration intrusion from the roof decking to the windows. Throughout the process, we discovered some deficiencies in the systems and methods that were initially proposed to control noise and we were able to provide solutions to address all of these issues. Once the building entered into the construction phase, the issues had been resolved and now that it is open and occupied, the results of our work in controlling the transmission of sound are as expected.
